We are a Maryland corporation formed in October 1994 that has elected to be  taxed as a real estate investment trust (?REIT?) for federal income tax  purposes. We are engaged principally in the ownership, operation, management,  selective development, redevelopment and acquisition of life science  properties. Our properties are designed and improved for lease primarily to  institutional (universities and independent not-for-profit institutions),  pharmaceutical, biotechnology, medical device, life science product, service,  and translational medicine entities, as well as governmental agencies. Our  properties leased to tenants in the life science industry typically consist of  buildings containing scientific research and development laboratories and other  improvements that are generic to tenants operating in the life science  industry.
